The villa complex will be located in the Alsancak area, just 1.3 km from the sea and 600 m from the main road. The nearest beaches are Mare Monte and DenizKızı. The complex will consist of ten detached villas with a 4+1 layout and four bathrooms. On the ground floor there will be a kitchen-living room and one bathroom, on the second floor there will be four bedrooms and three bathrooms. Each villa will have a garage, a private pool and a garden.
The structural system of the complex provides for a reinforced concrete structure with 25 cm thick brick external walls and internal brick walls. The roof will be waterproofed using WEBER materials and silicone paint for external walls. External finishes include aluminum double-glazed windows on the balconies. All stair steps will be made of natural wood, and plastic satin paint over gypsum plaster will be used for internal walls and ceilings. The ceilings will be complemented by suspended plasterboard structures with LED lighting, and the railings on the balconies and stairs will be glass.
The living room and kitchen will have 60x120 cm ceramic tiles on the floor. The kitchen cabinets will be made of laminated MDF, and the countertops will be made of granite marble. The bedrooms will have the same flooring and wall decoration as the living room. Certified ceramic tiles will be used for the walls and floors in the bathrooms and toilets, and plastic paint will be used for the ceilings. Shower cabins will be equipped according to the architectural design, and high-quality toilets and sinks with a hidden cistern and certified faucets will be installed.
Open terraces and balconies will be covered with ceramic tiles and equipped with aluminum balustrades. The entrance doors will be reinforced steel, the interior doors will be American press doors. All door handles and locks will be certified. The complex will also include an intercom connection, parking for two cars, a CCTV system, a VRF system, electric underfloor heating and a swimming pool.
The plumbing and electrical installations will be made of high-quality materials and are TSE certified. An inverter water pump, a 100-liter hot water tank and a 10-ton fresh underground water tank will be installed. A charging box for an electric car is provided in the closed car zone.
All materials used in the construction are of high quality and have a TSE certificate. The warranty for construction work is one year, and for capital structures - five years from the date of completion of construction.
